Energy Performance Certificate (EPC’s) in Spain

From the 1st of June 2013 a new law will take effect in Spain that obliges property owners to have an Energy Performance Certificate if they want to sell or rent their properties.

The Energy Performance Certificate (EPC), in Spanish, Certificado de Eficiencia Energética (CEE) is a document that shows how energy efficient a building or property is.

The certificate will show a rating of how energy efficient the property is from a scale from A to G. The rating ‘A’ is the most efficient and the rating ‘G’ the least.

The certificate simply gives advice on how to improve the energy rating of your property and the Energy Performance Certificate in Spain is valid for 10 years. If you decide to make changes to your property to improve the energy rating you may get your property re assessed while the EPC is still valid.

Why you need the EPC

Without a valid EPC you run the risk of getting fined.
If you wish to sell or rent your property it is necessary to have the EPC in order to put it on the market and also when finalizing a sale by the Notary. After the 1st of June you will not be able to sell your property without a valid Energy Performance Certificate.

Who can issue the EPC and what does it cost?

The Energy Performance Certificate is issued by registered architects, technicians or engineers qualified on building regulations. The cost varies depending on the size of the property but can start at around 80€ for a studio and go up to 400€ for a larger villa of approximately 400m2.
